PREVENTATIVE / PREDICTIVE MAINTENANCE

Preventative / Predictive Maintenance

The TurboChyll Company

Our Maintenance Plan

Chillers usually account for the single largest electric load of a facility. Our chiller maintenance solutions are designed to improve the system’s peak performance to save energy and minimize the possibility of unanticipated damages and breakdowns.

At TurboChyll, we take a predictive and preventive maintenance approach to chiller service. Rather than only fixing the issues that are visible in plain sight, we perform detailed performance checks to identify whether any components might cause trouble in the future.

Every facility is unique, and our maintenance plans are tailored for your system’s specific needs. Our chiller service generally includes the following steps:

Maintenance Plan Development

Creating a daily log that allows you to track the operating conditions, including pressure, fluid level, temperature, flow rate, etc. If required, we can help install a remote sensing system to automatically monitor the system conditions round the clock.

Quarterly TurboChyll Maintenance Inspection Program

Create a custom template Maintenance Activity Report (MAR) for each individual piece of equipment. Document all open conditions and provide electronic custom access to all current and past reports.

HVAC Maintenance & Preventive Checklist

Take a look at some of the main services we can perform for you:

Air Filter Inspection

The indoor air quality (IAQ) has a direct impact on the comfort, well-being, and health of the building’s occupants. Knowing and controlling common pollutants that might be airborne in your facility is important to reduce the risk of health concerns and maintain a safe environment for everyone. Following the Environmental Protection Agency’s guidelines [1], we can check your facility for common indoor air pollutants and identify the sources to help reduce the concentration moving forward.

Fan & Motor Cleaning

The fan and motor blades are prone to damage due to rust formation. In most cases, corrosion is an unavoidable phenomenon because excessive use and exposure to external elements like rain and snow eventually spoil the protective coating on the blades. Moreover, the accumulation of dust, dirt, and debris in the fan housing can also hinder the operation of the system over time. It leads to noise generation and vibration which can, in turn, lead to grinding, chipping, and crack formation. Our HVAC maintenance specialists can clean the dirt buildup to ensure smooth operation. Additionally, we can perform vibration analysis and alignment tests to make sure that the system continues to runs reliably.

Heat Exchanger Inspection

The heat exchanger is the main component responsible for heating the air as it passes through the HVAC system. It is a complex unit that comprises several metal tubes, wires, and coils to properly warm the air before it’s circulated indoor. Minor damages like rust or cracks in the heat exchanger can not only affect the air temperature and quality but also pose a risk of fire due to the heated elements. During your unitary HVAC service, we will thoroughly inspect the heat exchanger for any hidden damages or warning signs such as abnormal vibration, temperature fluctuations, smoke release, etc to reduce the risk of untoward accidents and unexpected heating system failure.

Voltage Testing

A voltage imbalance can give rise to serious safety issues and must not be taken lightly. Whether you have noticed voltage variations in your HVAC system or not, it is recommended to perform routine voltage checks to ensure that the heating and air conditioning units are drawing no less and no more than the power needed for smooth operation. High voltages can cause the motors to become overheated, while low voltages lead to amperage increase, which can cause a unit meltdown or even fire in the branch wiring.

Types of Maintenance

Mechanical services can be broadly classified into 2 main categories. It’s imperative to know the difference between each type so that you can take the necessary measures in due time.

Scheduled Preventive Maintenance

Scheduled maintenance significantly lowers the risk of sudden breakdowns, saving you from last-minute stress and costly equipment downtime. When you hire a professional mechanical service provider, expect detailed inspection, system analysis, lubrication, repair, and overhaul of various equipment.

The best way to ensure optimum efficiency is to incorporate preventive strategies into your scheduled maintenance program. Preventive maintenance plans take a more proactive approach to mechanical plant management. We include operational checks and maintenance for your facility.

Predictive Maintenance

Predictive maintenance can be viewed as a more advanced form of preventive maintenance. It takes an even smarter approach to electric and mechanical equipment management by employing cutting-edge tools and sensitive technical instruments like vibration analyzers, audio gauges, and amplitude meters to identify hidden performance issues. This helps you deal with the potential plant problems before they actually arise. The main objective of predictive maintenance is to minimize the possibility of unanticipated interruption, thereby ensuring availability and maximum operational efficiency of the plant at all times.
